Standing Seam & Exposed Fastener

The two systems solve different problems, and the right one depends on the structure and the budget.

Standing Seam

Panels lock together at raised seams with the fasteners hidden underneath, so nothing penetrates the face of the roof. It's the cleaner look and the lower-maintenance system, and it's the premium option in both price and performance. Common on homes where appearance matters.

Exposed Fastener

Ribbed panels screwed through the face with sealing washers. It costs less, goes on faster, and performs well for decades on barns, shops, garages, and outbuildings. The fasteners benefit from periodic checking over the life of the roof.

We'll tell you which makes sense for your structure rather than steering you to the more expensive one by default.

A metal roof performs based on the details underneath and around it, not just the panels:

  • Underlayment suited to metal systems
  • Custom flashing at valleys, walls, chimneys, and penetrations

Ventilation and flashing are where metal roof installs fail early. We don't treat them as line items to trim.

Frequently Asked Questions

  • How long does a metal roof last?

    Decades longer than asphalt. Actual service life depends on the panel system, the coating, and the quality of the install. We'll tell you what the specific system we're quoting is rated for.

  • Is a metal roof noisy in the rain?

    Not the way people expect. A metal roof installed over solid decking with underlayment, on a home with attic insulation, is not meaningfully louder than shingles. The noise reputation comes from bare metal over open framing on barns.

  • Can metal go over my existing shingles?

    Sometimes, depending on the condition of what's underneath and local code. We inspect first. Tearing off gives us a look at the decking, which is usually worth doing.

  • Will a metal roof attract lightning?

    No. Metal doesn't increase the likelihood of a strike, and it isn't combustible, which works in your favor if one occurs nearby.

  • Standing seam or exposed fastener, which should I choose?

    Standing seam for homes where appearance and minimal maintenance matter most. Exposed fastener for barns, shops, and garages, or when budget is driving the decision. We'll compare both for your structure.

  • Do you offer free estimates?
