Asphalt shingles dry out with age. The oils that keep them flexible break down under UV exposure and temperature cycling, and the shingles get brittle, start losing granules, and lose their ability to seal and shed water.

Rejuvenation works on roofs that are aging but still structurally intact. The only way to know is to get on the roof and look. Our inspections are free, and the answer is sometimes that you don't need us yet.
Signs that rejuvenation is a good solution for your roof:
- Shingles are drying out and losing granules, but are still largely in place
- The roof is in the middle of its service life rather than the end
- No active leaks or water intrusion
- Decking and structure underneath are sound
- Flashing and roof penetrations are in good condition

Popped nails, missing or broken shingles, and small deficiencies get addressed before anything is applied. Treating over a problem doesn't fix the problem.
Application
The treatment is applied evenly across the roof surface.
Rejuvenation & Replacement Compared
Cost
Rejuvenation costs a fraction of a full tear-off and replacement.
Disruption
Treatment is a same-day job with no tear-off, no dumpster, and no debris. A replacement is a multi-day project.
Added Life
Rejuvenation extends the roof you already have. Replacement resets the clock entirely.
When It Applies
Rejuvenation only works on a sound roof in the middle of its life. Replacement works on any roof, and is the only option once damage is widespread.
When Replacement Is the Better Call for Your Roof
We'd rather turn down a treatment than sell one that won't hold. Rejuvenation isn't the answer when:
- Shingles are cracked, curling, or missing across large areas
- There are active leaks or visible water damage inside
- The decking is soft or sagging
- The roof is already at or past the end of its expected life
- Storm damage is significant enough to involve an insurance claim
In those cases we'll quote you a replacement instead and explain what we saw that led there.

How do I know if my roof qualifies?
You don't, and neither does anyone who hasn't been on it. We inspect free of charge and give you a straight answer, including if that answer is that you need a replacement instead.
Is this a coating or a sealant?
Neither. It penetrates into the shingle rather than forming a film on the surface, so the roof's appearance and water shedding don't change.
Will it fix my leak?
No. Rejuvenation addresses aging shingles, not active water intrusion. If you have a leak, that's a repair or a replacement conversation, and we'll handle it as one.
Will this affect my shingle manufacturer's warranty?
Warranty terms vary by manufacturer, by product, and by the age of your roof. We'll tell you what we know about your specific situation, and we'd encourage you to check your original warranty documentation before deciding.
How much does it cost compared to a new roof?
Considerably less than a tear-off and replacement. We'll quote your specific roof after the inspection so you're comparing real numbers on both options.
